Singapore-Based Hillhouse Launches TeraNova DC With $12–15 Billion India Investment Plan

Singapore-based Hillhouse Investments has established TeraNova DC, a dedicated data-centre platform that plans to deploy between $12 billion and $15 billion in India by 2032. The new platform is targeting more than 2 gigawatts of capacity, placing it among the largest announced data-centre development programmes in the Indian market.

TeraNova DC will concentrate on hyperscale and artificial intelligence-ready infrastructure. Its proposed locations include Maharashtra, Hyderabad, Andhra Pradesh, Delhi-NCR and Gujarat, markets that combine enterprise demand, cloud availability zones, subsea or terrestrial connectivity, power access and supportive state-level investment policies.

The investment programme will focus on securing large land parcels, power-ready sites and campus infrastructure that can be expanded in phases. This campus-led model is increasingly being adopted for AI-oriented developments because accelerated-computing clusters require substantially greater power density, cooling infrastructure and electrical redundancy than conventional enterprise data centres.

Sanjay Bhutani has been appointed chief executive officer of the new platform. His mandate will cover the creation of a multi-city portfolio capable of serving hyperscalers, AI companies, cloud platforms and large enterprises. The development strategy also calls for sustainable infrastructure, though detailed targets covering renewable-energy procurement, water management and power-usage efficiency have not yet been disclosed.

Hillhouse’s entry comes as data-centre developers compete for large, contiguous sites with access to high-capacity transmission networks. India’s expanding cloud-services market, growing data-localisation requirements and enterprise adoption of generative AI are accelerating the requirement for facilities that can accommodate higher rack densities and large graphics-processing-unit deployments.

The planned capital commitment is expected to be deployed over several years rather than as a single investment. Individual campuses will remain subject to land acquisition, grid connectivity, environmental approvals, customer commitments and local construction schedules. TeraNova has not yet provided a site-by-site breakdown of its proposed capacity or a commissioning timetable for its first facility.

The announcement connects Singapore-headquartered institutional capital with India’s rapidly expanding digital-infrastructure market. It also adds a new participant to a sector in which global infrastructure funds, telecom operators, specialist developers and domestic conglomerates are already committing billions of dollars to capacity expansion.
