India — CtrlS Datacenters has secured a commitment of up to ₹7,000 crore from CPP Investments in a landmark transaction for India’s digital infrastructure sector. The deal comprises a direct investment of ₹4,000 crore by CPP Investments for an 8.2% stake in CtrlS Datacenters, valuing the company at a pre-money valuation of ₹44,914 crore.
The agreement also includes the formation of a joint venture to develop hyperscale data centre campuses across India. CPP Investments will hold a 48% stake in the venture and has committed up to ₹3,000 crore to support the development of new facilities.
The investment comes as demand for digital infrastructure continues to surge across India, driven by cloud adoption, enterprise digital transformation, hyperscale expansion, and the rapid growth of artificial intelligence workloads.
Commenting on the development, “India’s AI moment is not on the horizon, it is already here. The demand signals from hyperscalers, cloud service providers, and enterprises are clear and unmistakable,” said Sridhar Pinnapureddy, Founder and CEO of CtrlS Datacentres.
The partnership is expected to accelerate the development of large-scale data centre infrastructure capable of supporting the increasing computing and storage requirements of businesses and technology providers operating in India.
Highlighting the strategic importance of the Indian market, Maximilian Biagosch, Senior Managing Director and Global Head of Real Assets at CPP Investments, said India represents “an important pillar of our global datacenter strategy” as demand accelerates from hyperscale expansion, cloud growth and AI workloads.
CPP Investments currently holds more than ₹1.85 lakh crore in net assets in India, underscoring its long-term commitment to the country and its growing digital economy.
The transaction marks one of the largest investments in India’s data centre sector, reflecting strong investor confidence in the country’s expanding digital infrastructure landscape and the growing demand for cloud and AI-enabled services.
