Tech Mahindra signs ₹410.9 crore office lease deal in Hyderabad for commercial workspace operations

Hyderabad, India: Tech Mahindra has signed a major commercial office lease agreement worth ₹410.9 crore for nearly 4 lakh square feet of office space at Aparna Technopolis in Hyderabad’s Kondapur area, marking one of the city’s largest office leasing transactions this year. The transaction relates to office infrastructure and not data centre operations.

According to transaction details, the IT services company has leased approximately 3.97 lakh square feet of space in the commercial development on a long-term 10-year agreement. The lease carries an initial monthly rental commitment of ₹3.06 crore along with a security deposit of ₹18.36 crore.

The transaction was recently registered, adding to the growing momentum in Hyderabad’s commercial real estate market, particularly within the IT and technology corridor spanning Kondapur, HITEC City, and Gachibowli.

The deal highlights sustained demand for premium office infrastructure from large technology and digital services companies despite evolving workplace models across the sector. Hyderabad continues to remain one of India’s most active office leasing markets, supported by strong technology investments, Global Capability Centre (GCC) expansion, and enterprise digital transformation initiatives.

Industry observers note that large-scale office transactions in Hyderabad have remained steady due to the city’s established IT ecosystem, availability of Grade-A office assets, and access to a skilled workforce. Kondapur and surrounding micro-markets have emerged as key commercial hubs attracting both domestic technology firms and multinational corporations.

The leasing activity also reflects continued infrastructure and commercial development across Hyderabad’s western corridor, which has seen rising demand from IT services, engineering, fintech, and global capability centre operators.
